At EPIGRAM, we’ll draw up a plan to show the possible fit with a standard house and provide support with services that go beyond our remit as architects, suggesting several banks that specialise in owner builds. Am I paying a premium to the estate agent? Am I negotiating the purchase conditions wisely? Can I legally build on the plot I’m buying?

We can sign a power of attorney so that you don’t need to be in Spain in order to make progress on your project. I don’t know what I want my house to be like. I’m not sure what style I like best. I want lots of things but I don’t have enough money for everything. I don’t know whether to have one or two storeys. Where shall I put the swimming pool? Which direction should the living room and kitchen face? What materials are best for the exterior?

We’ll provide you with a short training session to boost your knowledge and equip you to make your own decisions, suggesting several different solutions to choose from. If you don’t like any of our suggestions, we’ll keep making more until you find one you fall in love with.

Duration: 2 months

You’re at this stage if you’re asking the following questions:

Can I see the materials before I decide to use them in my house? How much will my house cost? Once it’s completed, will it cost more than I can afford? Will I be able to understand the plans?

We’ll visit suppliers to look at different materials and create a moodboard to show you how they work together. We’re architects and developers so we’ll draw up the quote for your project while we’re working on the design so that you know how much your house will cost at every stage, with no nasty surprises. We’ll produce 3D drawings to make it easier to see what your house will actually look like. The project can be easily managed from your mobile using our app.

Duration: 3 months

I don’t know what materials go well together. I’ve got some furniture I want to keep. I don’t know if I’ll have enough money for the building and the furniture. I’m not sure what style I like. I’ll furnish the house bit by bit once I’m living in it.

We’ll advise you and introduce you to different styles and materials to make it easier for you to choose. We’ll listen to your tastes and produce several proposals to suit your preferences. We deliver furnished houses that are ready to move into to save you time. This way, we ensure that the furniture does the design of the house justice and that everything is just perfect.

Duration: 1 month (during construction)

Planning permission and mortgage application

You’re at this stage if you’re asking the following questions:

Do I have to apply for planning permission myself? How does the mortgage application work? Do I need the design documents to get a mortgage?

We’ll deal with planning permission and utilities suppliers. We’ll make sure the design fits the format required by the bank and work with our banking partners to speed up the process with professionals specialising in non-resident applications.

Duration: 1 or 2 months, depending on the municipal council

Construction (supervising the construction process)

You’re at this stage if you’re asking the following questions:

If the architect is also the developer, will they supervise my house less closely? Do precast concrete slabs last? Will I have to monitor the construction process myself? How often will I be able to visit the construction site? Can I make changes during the construction process?

Being architects and developers gives us greater control over the construction process and delivers higher quality results. We have to stick to the design and the budget, so we’ll join forces to achieve the best possible outcome. We’ll also avoid any disagreements between operators on the construction site that could affect you. Precast concrete is subject to stricter quality controls than traditional building materials and makes the construction process quicker. Site visits can be planned with our team so that they can explain how your house is progressing. We’ll also answer any questions you might have and show you the materials in their final position. You can suggest small changes during the process to improve the finished product, as long as they don’t affect the pace of construction.

Duration: 8 months or more

Do I have to deal with all the documents required before I can move into my house? Do I have to look for an external company to issue an energy performance certificate? Will I have to contact utilities suppliers myself?

We’ll take care of all the documents required to register the property. We’ll hire companies that specialise in monitoring energy efficiency if necessary. We’ll contact utilities companies to set up your water and electricity supply. Documents, certificates, external energy efficiency monitoring, licences and registrations: certificate of final completion, energy performance certificate, building record, licence of first occupation, deed of new building completion, utility contracts.
